What to expect

How the process works

Every situation is different, but the overall path follows a clear sequence of steps. Along the way you will have chances to ask questions, review your options, and make sure you understand each stage before committing to anything.

Nine steps, no surprises

A reverse mortgage is not something you apply for every day, and you should not have to navigate it alone. We explain each step and keep you informed from start to finish.

Common questions
01

Initial consultation

We learn about your goals, your current mortgage, and what prompted you to explore your options. There is no obligation to move forward after this meeting.

02

Review your eligibility

We look at your age, your home, any existing balance, estimated value, and occupancy to see which loan options may be available.

03

Explore your loan options

We explain the programs that may fit and how you would like to receive proceeds, along with estimated amounts, costs, and your ongoing responsibilities.

04

Independent counseling

A HUD approved counselor, not affiliated with any lender, confirms you understand how the loan works and the alternatives. You receive a certificate afterward.

05

Submit your application

We complete the application and gather the documentation your file needs, and we tell you exactly what is required at each point.

06

Home appraisal

An independent licensed appraiser establishes your home's current market value and confirms it meets applicable lending guidelines.

07

Underwriting

The lender reviews your application, documentation, and appraisal. If more information is requested, that is normal, and we help you respond quickly.

08

Closing

You review and sign the final documents. We explain each one and answer any remaining questions before anything is finalized.

09

Receiving your funds

After closing and any waiting periods, proceeds are made available according to the option you chose, and you continue living in your home.

How long does it take?

Timelines vary. Scheduling counseling, completing the appraisal, gathering documentation, and underwriting all play a part. During your consultation we provide an estimated timeline for your circumstances and keep you updated as your file progresses.
